Every calculation runs directly in your browser using the standard mortgage amortization formula — nothing is sent to a server, so it works even offline once the page has loaded. Figures are estimates for planning purposes; your lender's actual quote may vary.

How is the monthly payment calculated?

Using the standard amortization formula: M = P × [r(1+r)n] / [(1+r)n − 1], where P is the loan amount, r is the monthly interest rate, and n is the number of monthly payments.

Does this include property tax and insurance?

Yes, optionally. Open "Taxes, insurance & fees" to add estimated property tax, home insurance, HOA dues, and PMI — the total monthly payment figure updates to include them alongside principal and interest.

What is PMI and when does it apply?

Private Mortgage Insurance is typically required by lenders when your down payment is below 20% of the home price. The PMI field appears automatically once your down payment drops under that threshold.
